Market Study for Bellaire, Ohio Kansas State University Technical Assistance to Brownfields

In April 2019, Community Lattice performed a market analysis of downtown Bellaire, Ohio in partnership with Kansas State University’s Technical Assistance to Brownfields (TAB) program and in support of Ohio EPA, Belmont County Community Improvement Corporation, and the town of Bellaire. The purpose of the market study was to analyze demographic, income, housing, and employment trends to assist regional planning efforts for improving quality of life and economic opportunities in Bellaire. This market analysis was an initial step in the process of identifying brownfields reuse opportunities, as well as evaluating potential social and economic impacts of public or private investments. Given its easy access at the intersection of I-470 and OH Route 7 and proximity to state parks in Ohio, West Virginia, and Pennsylvania, our findings suggested that Bellaire has the potential to become a destination for tourists looking for day or weekend trips from nearby urban locations, such as Pittsburgh or Columbus.
